Q: What kind of pets do you allow? Do you permit exotic pets?
A: Dogs, cats and small pets such as birds and hamsters. No exotic pets permitted. Breed restriction is enforced.
Q: How many pets may I have?
A: 2
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: $500 non-refundable one time pet fee plus $50 monthly pet rent
Q: What must I bring with me to tour an apartment?
A: Government issued photo ID
Q: What are the income and credit qualifications?
A: Prospect must qualify through our credit and background screening process done by a 3rd party.
Q: What is acceptable "proof of income" to sign a lease?
A: Two most recent consecutive paystubs, tax return, offer letter or other documentation may be accepted in special circumstances. Discuss requirement with management representative.
Q: What happens if I qualify for an apartment but my roommate does not?
A: We process both applications together and as a whole you must qualify in order to be approved for the apartment.
Q: Is my security deposit totally refundable?
A: If there are no damages or outstanding charges on the account after you vacate, your security deposit is fully refundable.
Q: If I get a job transfer can I break the lease?
A: Yes, with a 60 day notice and one month rent buy out fee
Q: Can I change to a month-to-month lease plan after my first year?
A: Yes
Q: What utilities are included in my lease?
A: No utilities are included.
Q: How long is the term of the lease?
A: 12 - 15 months
Q: Do you accept leases for short terms?
A: Yes. Discuss lease options with management representative
Q: Am I required to have renters insurance?
A: Yes. Renter's insurance policy must meet the property liability coverage of $100,000 and ZRS Management Company must be added to the policy as an "interested party".

Q: If something needs to be repaired in my apartment, how do I report it?
A: Via email, phone, in person or using your resident portal
Q: When is my rent payment due?
A: Rent is always due on the 1st of the month
Q: What day of the month am I liable for a late charge?
A: Late fees are applied on the 6th of the month.
Q: Will you accept electronic payments from my bank?
A: Yes
Q: Is there a place where I can pay my rent after office hours?
A: Yes, the drop box or with the concierge
Q: There is a person who might be staying with me for a while. Is that permitted by the lease?
A: Yes, but note that there is a limitation to how many consecutive days your guest is permitted. Discuss in detail with your management representative.

Q: I have a motorcycle. Where can I park it?
A: You must reserve a parking space in our garage.
Q: My children live with me in the summer. Do I need to notify your office when they arrive?
A: Yes, you should include your children as occupants at the initial time of application. They will then be included on your lease.

A: Yes, as long as they paint it back to its original color upon move out.
Q: Will you accept my delivery packages for me?

Policy

Cast and dogs up to 50 punds permitted.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $500 for the first animal plus $250 for each additional animal.

Pet Rent

Monthly Rent of $250/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
